Chelsea Partners acquires and operates apartment communities in Central Texas.
The firm was founded in 2024 by Zach Rosenberg, its Managing Principal. Zach has spent fifteen years in multifamily acquisitions in New York, Florida and Texas, most recently as Portfolio Director and a member of the Investment Committee at the H.G. Fenton Company.
Miriam Mejia is a Partner of the firm. She founded Candid Services, an Austin general contractor that has completed more than 3,500 unit renovations and 10,000 turnovers for institutional owners, including Blackstone, American Campus Communities and RPM Living. Candid, which she owns, serves as the general contractor on the firm’s capital projects.

Zach Rosenberg
Managing Principal
Zach has spent fifteen years acquiring and operating multifamily in New York, Florida, and Texas, across $840 million of investment.
Before founding Chelsea Partners he was Portfolio Director and an Investment Committee member at the H.G. Fenton Company.
Earlier he led acquisitions at Greystone Development, a subsidiary of the FHA lender Greystone & Co, and at Meritage Homes, a publicly traded national homebuilder. He began his career as an owner's representative for MAK Realty, a second-generation New York family office, and then on the New York investment sales team led by Bob Knakal.
He holds a master's in Real Estate Finance from New York University and an undergraduate degree in Entrepreneurial Studies from Baruch College. He lives in Austin with his family.

Miriam Mejia
Partner
Miriam Mejia is a general contractor with 23 years in construction management and operations. As founder and CEO of Candid Services, an Austin-based general contracting firm, she has directed over $63 million in capital improvement projects, executing over 3,500 unit renovations and 10,000 turnovers for institutional clients including Blackstone, American Campus Communities, RPM Living, and The Cardinal Group.
Under Miriam's leadership, Candid Services has completed projects across the Austin, San Antonio, Dallas, Houston, and Corpus Christi MSAs. Before forming Candid Services she spent nine years in property management, in leadership positions at Austin management companies.
For the past seven years, Candid served as the preferred general contractor for the H.G. Fenton Company, completing over 700 unit renovations. As a Partner of Chelsea Partners, Miriam oversees the firm's capital projects. Candid Services, which she owns, serves as the general contractor on them. She lives with her family in Lakeway, TX.
